Historic & Older Home Restoration

Work that respects what the house already is.

What this work is, in plain language

Historic and older home restoration means working with what the house is made of: plaster walls, original trim profiles, cast iron fixtures, longleaf pine floors, pier-and-beam foundations. It's slower than new-construction remodeling because the house sets the pace, and the honest schedule accounts for that from day one.

This is for you if…

  • Owners of pre-war and mid-century homes in neighborhoods like Waco's Castle Heights
  • Homeowners who want original materials repaired and matched, not ripped out by default
  • Anyone updating a bathroom or kitchen inside an older home without erasing its character

And honestly, not if…

  • If you want an older home gutted to a blank modern box as fast as possible, plenty of crews will do that — it isn't what this service line is for

Problems this work solves

  • Plaster that needs repair by someone who won't just demo it
  • Original windows, trim, and doors that need matching, not replacing
  • A 1920s bathroom that has to become livable without losing the house's character
  • Decades of previous 'fixes' that have to be carefully undone

How the job runs: The Written Start

  1. 01

    Walk It

Sarah walks your bathroom in person, before any number exists. She looks at the actual room, the actual walls, and the actual plumbing — not photos.

  2. 02

    Date It

Your start date goes on the contract, in writing, before you pay a deposit. If we can't commit to a date, we tell you that instead of taking your money.

  3. 03

    Build It

Same faces, day one to done. One name on the contract, one person to call. If something changes, you hear it from Sarah first — and you hear it early.

  4. 04

    Sign Off

A final walk-around with you before anyone leaves. You point at anything that isn't right, and it gets handled before we call the job finished.

Honest timeline expectations

Older homes set their own pace. A restoration bathroom typically runs longer than the same room in a newer house, because demo is slower and surprises are more common. We build that reality into the schedule you see before signing — and when the house surprises us anyway, you hear it the same day.

What drives cost up and down is explained plainly — no figures, no games — on our pricing page.
