Flooring quotes confuse homeowners because the material price per square foot is only half the story. Here's the other half.
The drivers under the floor
Tear-out. Removing old flooring ranges from easy (floating laminate) to genuinely hard (tile on a mortar bed, multiple glued-down layers from decades of updates — common in older Waco and Temple homes).
Subfloor condition. The big unknown. Soft spots, water damage, and out-of-level slabs all have to be handled before new flooring goes down honestly. Skipping it is how new floors squeak, flex, and open at the seams within a year.
Moisture. Concrete slabs need moisture checks before certain materials go down. It's a small step that prevents a large failure.
The drivers on top
Material choice. Carpet and laminate install fast. Luxury vinyl plank is the efficient middle. Tile and hardwood are slower, more skilled installs. (Which material suits your house is its own honest question — see LVP vs. tile vs. wood.)
Transitions and trim. Every doorway, stair nose, and height change between materials is detail work. Houses with many small rooms cost more per square foot than open plans for exactly this reason.
Furniture. Whole-house jobs need a room-by-room moving plan — which we build into the schedule rather than leaving you living out of your garage.
